NRL vows to splash further $250m on assets after $20m Shire purchase

The NRL has vowed to invest a further $250 million in revenue-generating assets after purchasing a hotel adjacent to Cronulla’s home ground for an estimated $20 million.
The Australian Rugby League Commission announced on Tuesday the acquisition of the Quest Woolooware Bay Hotel, 14 months after it bought Brisbane’s Gambaro Hotel on Caxton Street for a reported $30 million.
There was no price disclosed for the latest investment, a strata hotel set over three floors with up to 71 rooms situated on Captain Cook Drive. However, market estimates value the hotel, which is scheduled to commence operations in late October, at $20 million.
“What became obviously clear during Covid was that we were on the cliff’s edge because we had no assets,” said ARLC chairman Peter V’landys.
“If ever there is another crisis like Covid, we need to be better prepared. Having an asset base is crucial. It’s not a nice-to-have, it’s a must-have.
“Strategically, [Woolooware] has a lot of benefits, it’s next to Shark Park. It’s a massive growing area, there’s not much accommodation in the area. The best thing about it is it has a long-term lease with Quest, so we don’t have to do anything, we let the building appreciate in value whilst receiving money off a blue-chip client.”
V’landys revealed that $300 million would be set aside to purchase assets after striking an agreement with the Rugby League Players’ Association.
The Australian Rugby League Commission (ARLC) has purchased the newly built Quest Woolooware Bay, Sydney.
“There is more to come,” V’landys said. “One of the gestures of the RLPA, which I appreciated, was they allowed us in the CBA to future-proof the game by getting $300 million worth of assets before they shared in any gains.
“I want to compliment the RLPA and the players for agreeing to that. That is one of the great concessions they provided during the negotiations. We are in partnership with the players in future-proofing the game.

“There are a number of other assets we have an eye on. We will build up $300 million, so if there is a good proposition, we will look at it. We did our due diligence on this one and Gambaro has already been a success and will only get better.”
CBRE’s Michael Simpson and Vasso Zographou brokered the Woolooware sale on behalf of property group Novm.
“This acquisition represents an astute purchase by the Australian Rugby League Commission as it continues to grow its property portfolio,” Simpson said.
“The hotel is adjacent to the Cronulla-Sutherland Sharks home ground PointsBet Stadium and is part of the $1 billion Woolooware Bay Town Centre mixed-use development. This was a demand driver in the sale, as well as the distance to Cronulla beach.”

They may even give you part ownership if you want to cover some of the cost for their totally profitable game days for their single use tennants.

That could be true also ; The hotels success is somewhat dependent on the NRL club, this is literally the NRL banking on the Sharks
It’s a win win for us to have the NRLs money in our backyard

it's hard to work out how they could actually build a new stadium up against all the new construction on the eastern side ?

nothing is in align, and the windows of the new leagues club as well other buildings would be obstructed

I imagine there's plans somewhere to get it done, in case the government came through with the money.
I would have thought they'd be knocking down existing stands and rebuilding.

I have thought about this a lot in the past.
Here are a couple things.
- To do any of the below. First thing we would need to do is dig the field out and sink it into the ground so that we can have seating starting at current ground height of PB stand side. I want to make our stadium like a cauldron.
- Lower PB seating would be the same vertical as Parra and take up the same space as current lower PB seating but more seats available due to added vertical.
- Knock down middle PB stand and turn into corporate boxes with upper PB being extended out and more vertical. Underneath middle PB upgraded toilets, bar & food vendors.
- Continue PB lower seating all the way around southern & hill sides. This would continue around some of the ET side.
- Knock down ET & Southern Stands.
- Rebuild an a L shape stand extending the length and width of the field on the Southern & PB stands that overhang a walkway between lower seating and start of stand. Again similar to Parra.
- On ET side on the new lower PB level of seating would be the locker rooms with a small amount of seating/disabled seating on top of them
- There would be added bathrooms, food vendors and merch incorporated in the Southern and ET stands.
- I have done nothing to family hill. Keep it as is but would be good to add a roof over the top coming out of the new ET stand and swinging around adding some cover for when it rain or is really sunny.
I know this is all fantasy and most likely impossible but if we had unlimited fund this is how I would do it.
It would allow us to modernize the stadium while still resembling what we currently have and works with the space we have by just making everything more vertical and on top of the area we already use.
Last note. I would not put the COE at shark park. Look at all the other COE. They all have multiple fields and are stand alone buildings.
Having it at the stadium would take up space that we don't have.
Should put it at Kareela or elsewhere
