Shire's $1 Billion Building Bonanza

MORE than $1 billion in development is in the pipeline in Sutherland Shire, encompassing everything from marinas to aged care, shopping malls to high-rise residential apartment blocks and even a new beachside suburb — Sydney’s first in more than 30 years.
Developments include the $292 million Westfield Miranda expansion, $200 million Sharks development and $242 million Kirrawee brick pit proposal. Also in the planning stage is the 850-hectare Gandangara Aboriginal Land Council development at West Menai, which is expected to reshape the western side of the shire, with plans for up to 5000 housing lots, commercial land to generate jobs and a dedicated conservation area that will take up half the site.

Most of the development is concentrated in the eastern part of the shire, particularly around north Cronulla and the Kurnell peninsula, with new communities planned for the Sharks development site and approved for Australand-Breen’s Greenhills Beach, where 420 new houses will be built adjoining 91 hectares of public parklands.

But even with all this activity, it’s not a building boom but business as usual, said Sutherland Shire Council’s director — environmental services, John Brunton.

In a typical year, Sutherland Shire Council approved 400 to 500 new apartments, he said.

‘‘We need this number just to accommodate the present population,’’ Mr Brunton said.

‘‘The state government’s target of 10,100 new dwellings for the shire by 2031 will meet the needs of the existing population, particularly with the increased demand for smaller dwellings, as the population ages and with more single-person households.’’

Mr Brunton said the theme that tied all the developments together, whether they were residential, retail or parklands, was that they offered shire residents a better standard of design.

‘‘The standard of amenity is being significantly upgraded,’’ he said.

‘‘Even with simple projects like bush fire stations, the quality of what is being provided is much better than in the past.

‘‘Buildings such as the new Kurnell fire station are like little pieces of artwork in the neighbourhood.’’

Major developments in the shire, either approved or to be determined, over $10 million, include:

- BUPA’s $25 million residential aged-care centre with 144 single bedrooms at 101 Acacia Road, Sutheland;

- $29 million six-storey 120-bed residential aged-care centre at Caldarra Avenue, Engadine;

- Cronulla Sutherland Leagues Club $200 million development;

- Westfield Miranda’s $292 million expansion, including new retail malls, cinema, plus basement and rooftop parking;

- Kirrawee brick pit $242 million mixed-use residential, commercial and retail development with residential towers ranging in height five to 15 storeys;

- Gandangara Aboriginal Land Council’s 5000-housing lot development at West Menai;

- Shell Point Marina at Mangrove Lane, Taren Point;

- Meriton’s $24.7 million 57-townhouse complex at Corea Street, Sylvania;

- Caltex’s $24 million jet-fuel pipeline at Kurnell;

- 91-hectare Greenhills Parklands, including 10 playing fields, with an overall value of $25 million;

- Stage two of Australand subdivision with 71 lots at Kurnell;

- $30 million Bunnings Caringbah redevelopment;

- $21 million 85-apartment development at 273a Fowler Road, Illawong.

- $17.4 million Miranda Dental Hospital;

- $11.8 million 31-unit residential block at 558 President Avenue, Sutherland;

- $10.9 million three-storey commercial building at 531 Kingsway, Miranda;

- $10.7 million mixed commercial and residential development at 971 Old Princes Highway, Engadine;

- Stage one of the Australand development at 446 Captain Cook Drive, Kurnell, with 165 lots, valued at $15 million.
